Considering Farm or Ranch Properties For Sale? Two Components To Evaluate

June 9th, 2011

Buying a farm or ranch properties for sale includes several things to consider. Just like purchasing other real estate properties, a ranch or farm land needs a thorough assessment in order to ensure the success of your investment in the future. When you plan to utilize the property for income generating purposes such as cattle raising and crop farming. These components in certain ranch and farm properties must be taken into consideration and thought through thoroughly. Let us divide these topics and discuss how it should be handled.

Land:

It would be foolish to buy a huge piece of land and do nothing with it, most people buy these properties because they can get a great deal on it, some plan to rent the land out to farmers and sit back and receive rental income. Leaving it open, undeveloped is truly a waste. In many countries including the US, the Government pays property owners thousands of dollars annually NOT to plant or make the ground yield crops. This is perhaps the biggest issue to consideration when purchasing acres of property. Are we going to buy the farm or ranch to let it sit or be fruitful with it.

Consider how you will be utilizing the land and how you could reap benefits from it with respect to your financial capabilities and the jobs that it would produce for others.

Many people purchase property without really assessing their financial status for the next 10 years. Forecasting the future based on trends and economics with respect to your financial capabilities, means that you should only consider those options that are attainable by your current financial standing. Purchasing real-estate that is too expensive can complicate or jeopardize your financial future.

Since there are many options in utilizing a farm or ranch property, each option has different things to consider as well. Since farming and ranching use different methods and equipment, these are other factors you’ll need to consider regarding the property. One of the most complicated factors to consider perhaps is the quality and attributes of the soil. From soil composition to the slope of the land, these things need to be considered and evaluated in order to identify how these factors will affect the result of your production. This is a vital undertaking in order to minimize the costs and maximize the benefits in the long-run. Be sure to find an expert real-estate agent or broker in that area that understands the industry and can provide you with sound advice.

Building:

A ranch or farm property for sale normally doesn’t have a building or structure on the property, especially when it is far from town. Farms and ranches would still require houses built on the property for the tenants and farmers. Unless the land wasn’t utilized by someone before, don’t expect any form of housing on the property. Usually, building houses throughout these kind of properties are just humble homesteads where they are simple unlike modern houses in cities. Old buildings on these kind of properties for sale need to have a thorough evaluation in terms of cost for repairing to achieve something more desirable. If your desire is to make the farm or ranch your retirement haven of some sort or a vacation house or hunting lodge where it is nearer to the forests and wildlife, expect more wear-and-tear to occur in areas like these since their will be more species, involving bugs really does extra damages to structures compared to buildings in the city.

Presently there are only two major things to consider when it comes to farm or ranch properties for sale, however, evaluating both aren’t simple and prove to be challenging. Hiring experts to help you do the assessment is a good choice. Evaluate the estimated cost of renovating both these components plus your working capital versus your estimated benefits for long-term financial stability in order to know if the farm or ranch property you desire is worthy of your investments.

Ranch Renovating Made Easy

June 8th, 2011

Many people own a ranch home, and if you do then you will no doubt already have some ideas how you would like to improve your home. You will have to spend a long time renovating your home, so it’s important to make sure that it achieves what you want. In order for your project to be a success you should think long and hard about what you want to achieve.

Ranch Renovation Projects

There are virtually an unlimited number of options available when you are considering renovating your home. In fact there are so many that it’s easy to get carried away with it. There are a few projects in particular which are more popular than the others.

A typical ranch has an asymmetrical exterior and is a single story structure commonly in a rectangular or occasionally an L shape. If your home isn’t already in an L shape then you could consider extending it in order to get yourself more space.

Most ranches are decorated with simple wood panelling on the walls, stone fireplaces, built in storage, and picture windows so you can view the beautiful garden. When renovating your ranch home it is a good idea to use natural wood where possible, although this is quite expensive it’s certainly worth it. It not only makes it look better, but it also makes your home more valuable.

There are people that buy a ranch home in poor condition, renovate it and sell it on for a profit. The people that make the most money will be those that implement good improvements. There are also people that renovate their own ranch home that they just happen to sell, these are two very different types of houses and you should be careful when deciding.

There are hundreds of houses out there, by presenting yours in the best way possible it will make yours more desirable. If your home is in poor repair, not only will that put some buyers off but it will also bring the price down. By renovating your home windows you can encourage people to be interested in your property, because there’s not as much expensive work to e done. If you’re trying to sell a house on for a profit then you should be careful when deciding which improvements to make, ideally you want to spend as little as possible while adding as much to your house value as possible.

Solar Home Electrical Systems – The Realities

June 6th, 2011

A Great way to Go Green is by setting up a solar electrical system to power your home. If done correctly, this strategy can not only reduce or do away with your electric bill altogether, it can even put some serious cash back in your pocket through incentives, tax credits, and even through selling excess power BACK to the electric utility!

But contrary to some hypey claims made by some dubious “information” products out there, you can’t install a home solar power system for a couple hundred bucks…not even close. But you CAN do it, and make it pay…

Here’s the realities involved in building and installing a residential solar electrical system:

First, let’s do the math. For every square foot of living space you are going to need around 2.2 watts of capacity. So, for the average 1200 square foot ranch house, you would need (2.2×1200= 2,640w) or 2.64Kw.

The system should be slightly upsized to allow for growth, so in this scenario you should plan on a 3Kw solar electrical array. The costs for this vary, but if you aren’t handy and need to hire professionals to do all the work for you, figure around $8-10 USD per watt, or about $30k for our example system fully provided and installed by others.

TIP: There are a LOT of ways to reduce this by procuring the materials and doing some of the work yourself, so if you are even a little bit “handy” don’t despair- that example assumes you are totally helpless with a hammer, and are going to have to hire the whole deal out, and that’s not true of most people…read on and we’ll get to that later.

Now, you have to decide: On Grid Or Off Grid? What this means is are you going to hook your solar electrical system into the main power grid in your area or run it as a stand-alone system for your benefit only?

Let’s explore the pros and cons of each strategy:

Staying off the grid requires that you build an expensive storage array of deep-cycle batteries to store power for later use when the weather won’t cooperate with sunshine or at nighttime.

For extended periods of poor solar production you are also going to need a generator sized appropriately to power your entire house, and that’s another big-ticket item.

Tying into the grid requires that you have special, approved equipment and a system that’s been installed to codes and standards, usually by licensed personnel and that can be costly as well, but much safer too.

Also, as in scenario one, you still need to make a decision regarding storage for night or inclement weather if you really want to reduce or eliminate your dependency on the power company altogether.

Here’s my favorite way to go solar with the least expense and the biggest payback:

Install a grid-tied system that is slightly oversized for your needs, and forget about a storage array.

During the day, when most people are at work or out of the house, your consumption is way down, and this has the effect of spinning your meter backwards and sending power back into the grid, thereby giving you a credit with the power company.

When you are home at night, the solar power credit you’ve built up during the day gets used by using normal grid power flowing IN to your system.

Here’s the kicker: With a bit of discipline, you can ensure that the net OUTflow (the power you sell BACK to the utility) is considerably more than the net INflow (the power you BUY from them). You can find out more on this strategy at our website below.

And, if you design and install the system correctly, you will find you may be eligible for a bonanza of incentive payments and tax credits that can substantially offset the cost of the solar electrical system itself.

TIP: I have plans and a shopping list for such a solar system in production right now, along with links to various state and federal incentive programs that you can use to practically pay for a full-blown, professional, and realistic solar electrical system for your home: sign up for our newsletter to be notified when they are ready.
